These Terms and Conditions ("Terms") govern the relationship between Letted Ltd ("Letted", "we", "us", or "our") and the landlord or property owner using the Letted platform ("you" or "your").
By accessing or using the Letted platform, you agree to be bound by these Terms.

1. Nature of the Platform
Letted provides a software platform designed to help landlords organise, monitor, and manage the operational aspects of their rental properties.
Letted does not act as a letting agent, property manager, broker, or principal. We do not take responsibility for the operation of your properties, the conduct of tenants, or compliance with landlord obligations.
You remain at all times the legal owner or controller of your properties and the party responsible for all decisions, actions, and legal obligations relating to your properties and tenancies.
The platform provides tools, workflows, automation, and information to support landlords in managing their own properties. Use of the platform does not transfer responsibility or liability from you to Letted.
2. Scope of the Platform
The Letted platform may include features that enable landlords to:
- Store and organise property and tenancy information
- Communicate with tenants through a shared messaging interface
- Log and track maintenance issues and related workflows
- Request and record contractor quotes and approvals
- Track rent due dates and payment status
- Store compliance documentation and view expiry dates
- Access analytics and reporting related to their portfolio
Letted does not advertise properties, reference tenants, enter into tenancy agreements, collect or hold rent, conduct inspections, or manage tenancies on your behalf.
Any actions taken using the platform are initiated, approved, and controlled by you.
3. Your Responsibilities as a Landlord
You acknowledge and agree that you are solely responsible for:
- Providing accurate and complete information within the platform
- Ensuring compliance with all applicable landlord, housing, and safety laws
- Maintaining the condition and habitability of your properties
- Making decisions regarding tenants, rent, repairs, and compliance
- Holding appropriate landlord insurance
Letted does not provide legal, regulatory, or financial advice.
You agree to indemnify Letted against losses arising from your use of the platform in breach of these Terms or applicable law.
4. Fees and Payment
Fees for access to the Letted platform are charged on a subscription basis as set out on our pricing page or in a separate written agreement.
Letted does not collect rent, hold client money, or deduct fees from tenant payments.
All payments to Letted are made directly by you. Fees are exclusive of VAT where applicable.
Late payment of invoices may result in suspension of platform access and may incur statutory interest.
5. Rent and Payments
Any rent payments made by tenants are handled directly between you and your tenants or via third-party payment providers you choose.
Letted may display rent status information based on data you input or integrations you enable, but does not guarantee the accuracy or completeness of such data.
Letted is not responsible for rent collection, arrears management, or enforcement.
6. Maintenance and Contractors
The platform allows landlords to log maintenance issues and track related tasks.
Any contractors engaged are selected, instructed, and contracted by you directly. Letted is not a party to any contractor agreement and accepts no liability for contractor performance, workmanship, or outcomes.
The platform does not authorise repairs or expenditure on your behalf.
7. Liability and Indemnity
Letted provides the platform on an "as is" and "as available" basis.
We are not responsible for the condition of properties, tenant conduct, financial outcomes, or compliance failures.
To the maximum extent permitted by law, Letted's total liability arising out of or in connection with these Terms shall be limited to the fees paid by you to Letted in the 12 months preceding the claim.
You agree to indemnify Letted against claims arising from your property ownership, tenancy arrangements, or use of the platform.
8. Termination
You may cancel your subscription at any time in accordance with your plan terms.
Letted may suspend or terminate access to the platform if you breach these Terms or misuse the platform.
Termination does not affect accrued rights or outstanding payment obligations.
9. Data Protection
Letted processes personal data in accordance with applicable data protection laws and our Privacy Policy.
You are responsible for ensuring that any tenant data you input or process via the platform is handled lawfully.
10. Governing Law and Jurisdiction
These Terms are governed by the laws of England and Wales.
The courts of England and Wales shall have exclusive jurisdiction.

12. Entire Agreement
These Terms, together with any applicable subscription agreement, constitute the entire agreement between you and Letted in relation to use of the platform and supersede prior discussions or representations.
