Renters’ Rights Act

Your tenants can legally stop paying rent

Most landlords have at least one gap. This free 2-minute check covers the 11 areas that matter.

You know the big ones: gas safety, EPC, deposit protection. But what about ICO registration? Legionella risk assessments? The How to Rent guide served at exactly the right time?

Our compliance survey of UK landlords found the average confidence score is just 78%. Even landlords doing the right things aren’t fully confident they could prove it if challenged.

FAQ

No. Letted works independently of any existing arrangement. Many landlords start with the properties they self-manage and expand from there. No switching costs. No commitment beyond your monthly subscription.

Yes. The Renters Rights Act is now in force. New EPC thresholds are coming. Awaab’s Law response requirements are being extended to the private rental sector. ICO registration is a legal requirement most self-managing landlords have not completed. A non-compliant property can give a tenant legal grounds to withhold rent. The time to get ahead of this is now.

Letted responds to the tenant immediately, gathers the details, opens a task, and starts sourcing contractor quotes — all automatically. You approve the quote before anything is booked, then Letted coordinates access with the tenant and keeps both sides updated through to close-out.

Yes. Add your trusted contractors to Letted and the system will involve them in the relevant tasks. You are not locked into a network.

Adding your first property takes a few minutes. The more detail you add — tenant information, existing documents, a property handbook — the more effective the system is from day one. Most landlords are fully set up within a couple of hours and have tenants receiving messages the same day.

Traditional agents charge 10–20% of your rent because every tenant message, repair, and compliance task takes a person’s time. Letted handles the bulk of that work automatically — tenant communications, contractor sourcing, compliance tracking, and record-keeping are all dealt with for you. With most of the day-to-day managed by the system, we can do a thorough, consistent job for a fixed fee that is a fraction of what a percentage-based agent would cost. You keep more of your rent without giving up the service.

Letted keeps a full, timestamped record of every message, every repair response, and every compliance action across your portfolio. If a tenant withholds rent — whether citing a maintenance issue, a compliance concern, or under the new Renters Rights Act protections — that record is your evidence. You can show exactly what was reported, when it was acknowledged, and what action was taken. Landlords who have that paper trail are in a significantly stronger position at tribunal than those who have been managing everything over WhatsApp. Letted does not chase arrears directly, but it gives you the documentation that makes chasing them — or defending against a withheld rent claim — considerably more straightforward.
