No. Letted is an AI property management platform, not a letting agent. You remain the landlord of record and stay in control of every decision — Letted does the administrative work an agent would otherwise charge a percentage of your rent for: answering tenants, coordinating repairs, tracking rent and monitoring compliance deadlines.
Full management typically costs 10–15% of the monthly rent, plus VAT — so a quoted 12% is really 14.4%. Tenant-find services usually cost 8–12% of the first year's rent or a fixed fee of roughly £500–£1,500, and rent-collection-only services around 5–12% of rent. Renewal fees, inventory fees and contractor markups often come on top.
You do, or a local service you choose — Letted is software and doesn't carry out physical visits. In practice this is a few hours per tenancy change. Everything that happens between viewings — tenant messages, repairs, rent tracking, compliance deadlines — is handled by Letted.
No. There is no UK requirement to use a letting agent — landlords are free to self-manage, and the legal responsibilities (gas safety, electrical checks, deposit protection, Right to Rent and so on) sit with the landlord either way, even when an agent is instructed. Letted tracks each obligation per property and starts renewals before deadlines, so self-managing doesn't mean carrying it all in your head.
