Yes — Letted's first property is free forever, with key dates tracked and documents stored. Lendlord offers a free finance tracker and Landlord Studio a free plan for up to three units. Free tiers are a good way to test a tool; the question is what happens when a tenant messages at 9pm, which is where Letted's paid plan (£20/month, up to 30 properties) earns its keep.
You can — plenty of landlords do. A spreadsheet holds data, but it won't message a tenant back, book a contractor, notice an expired EICR, or produce a timestamped audit trail for a tribunal. As compliance obligations grow under the Renters' Rights Act, the gap between recording the work and doing the work is where software pays for itself.
