Built for landlords
with a portfolio

Letted is an AI property management platform for UK landlords. A percentage fee grows with every property and every rent rise — Letted's flat £20 a month covers up to 30 properties.

Percentages scale. That’s the problem.

On £1,200-a-month rents, here’s what full management costs as you grow.

What changes at scale

With one flat, you know everything by heart. With fifteen, the admin is a system — or it’s a liability.

One view of everything

Every property, tenancy, certificate and open repair on one dashboard. The question 'which property hasn't paid?' takes seconds, not a spreadsheet session.

Arrears, spotted instantly

Letted connects to your bank and tracks rent across the portfolio directly — a late payment on any property is flagged the moment it happens.

Compliance at scale

Thirty properties means dozens of certificates on different clocks. Letted tracks each one and starts renewals before they're due — including per-council licensing rules.

Every property type

Single lets, HMOs, student houses, holiday lets and commercial units in one portfolio — each with its own rules, handled accordingly.

Common questions

At ten-plus properties the admin — tenant messages, repairs, certificates on different clocks — outgrows spreadsheets and reminder apps. Traditional workflow software like Arthur Online (from £70/month) organises the work, but your team still does it. Letted (£20/month flat for up to 30 properties) is built for exactly this scale: the AI answers tenants, coordinates repairs and starts compliance renewals itself, and agencies can run multiple landlords' portfolios through its agency mode with role-based team access. The bigger the portfolio, the more the flat fee and the autonomous admin both matter.

Yes — Letted Plus is a flat £20 per month for up to 30 properties, which works out at 67p per property at full capacity. It's not an introductory per-unit price that creeps up as you add doors; the flat fee is the point. Beyond 30 properties, talk to us.

Yes. Letted manages the properties and tenancies the same way whether they're held personally or in a company — and the timestamped record of every message, repair and compliance action is exactly what company accounts and lenders like to see. For tax filing itself you'd still use your accountant or MTD software.

Letted does the heavy lifting: add the properties and it collects the existing documents, verifies them, and flags compliance gaps portfolio-wide. Most landlords are fully set up within a couple of hours — there's no migration project, and no per-property setup fee.
