1. Letted — best overall for self-managing landlords

Letted is an AI property management platform for UK landlords. It handles tenant communication, maintenance, rent tracking and landlord compliance, allowing landlords to self-manage their portfolios without paying a traditional letting agent a percentage of their rent.

In practice: tenants message on WhatsApp and the AI answers instantly with the right information for their property. Repairs get logged, quoted and booked once you approve. Rent is tracked through a direct connection to your bank — Letted never holds your money — and every compliance deadline is watched, with renewals started before they're due. You approve anything involving money or judgement; the rest just happens. Letting agencies get the same engine through Letted's agency mode: multiple landlords' portfolios under one agency account, with role-based access and separate logins for each team member.

Honest limitations: Letted doesn't do physical viewings or inspections (you or a local service handle those), and it isn't a tax-filing tool. 2. Landlord Studio — best for bookkeeping and Making Tax Digital

Landlord Studio is accounting software for landlords, and at that job it's genuinely excellent: income and expense tracking, receipt scanning, bank feeds, and HMRC-recognised Making Tax Digital submissions — which matters a great deal now quarterly digital filing is a reality for landlords.

What it isn't is a management tool. It records what happened; it won't answer a tenant, book a contractor or start a certificate renewal. Plenty of landlords sensibly run it (or an accountant) alongside a management platform. Pricing: free for up to 3 units; Pro from around £12/month (published in USD — check current GBP pricing). Pick it if your biggest pain is the tax return, not the workload.


3. Arthur Online — the established workflow heavyweight

Arthur Online, owned by European property software group Aareon, is the established incumbent: portals for tenants, owners and contractors, configurable workflows, full client accounting and a Xero integration. It's mature, capable software with a long track record.

The trade-off is the model: Arthur organises work for people to do, and it's priced for scale — plans start at £70/month billed annually with 50 units included. If what you want is the work done rather than organised, that's the job of the AI platforms (agencies included — Letted's agency mode runs multiple landlords with role-based team access). Pricing: £70–126/month tiers, per-unit charges beyond allowances. Pick it if you want traditional, human-operated workflow software and have the team to run it.


4. Alphaletz — best budget all-rounder

Alphaletz is a well-liked UK all-in-one app for smaller landlords: finances, tenancy records, compliance reminders and MTD support, on mobile and web. It doesn't do the work for you, but it organises it neatly at a fair price. Pricing: free for a single property; paid plans from around £10/month. Pick it if you want tidy records and reminders without much spend.


5. COHO — best for HMOs and house shares

COHO specialises in the hardest kind of portfolio: HMOs and co-living, with room-level management, house-share dynamics between housemates, and HMO-specific compliance. Generalist tools treat an HMO as one property; COHO understands it's six tenancies sharing a kitchen. Pricing: from around £30/month. Pick it if HMOs are your main business. 6. Hammock — best for rental banking

Hammock approaches landlording from the banking side: Open Banking rent monitoring, automated bookkeeping and tax statements, built around the flow of money rather than the management of tenancies. Pricing: from around £8/month. Pick it if you mainly want your rental finances reconciled and tax-ready with minimal effort.


7. Lendlord — best free option

Lendlord is a free portfolio-finance platform: portfolio valuation tracking, mortgage deal monitoring, deal analysis and MTD tools, monetised through lending rather than subscriptions. There's no tenant-facing management at all, but as a free financial dashboard for your portfolio it's hard to argue with. Pricing: free, with paid extras. Pick it if you want portfolio-level financial visibility at zero cost.


8. Latch — the other AI-native option

Latch is the platform closest to Letted in ambition: an AI assistant that chases rent, analyses documents and handles compliance reminders for UK landlords, with a free tier to start. It's earlier-stage and lighter on end-to-end maintenance coordination, and most published rankings of it come from its own blog — so try it rather than trusting anyone's league table, ours included. Pricing: free tier; paid plans on their site. Pick it if you want a second AI-native option on your shortlist.


9. August — best modern app for small portfolios

August is a polished, mobile-first management app for smaller UK landlords — tenancy records, rent tracking and AI-powered insights, with a free tier covering two tenancies. It leans "beautifully organised" rather than "done for you", but the experience is genuinely pleasant. Pricing: free for up to 2 tenancies; from £8.99/month. Pick it if you have a couple of properties and want a modern app over a spreadsheet.

A note on one name you might expect here: PayProp is excellent payment-automation software, but it's built for letting agencies, not landlords, so it's out of scope for this list.


How to choose

Four questions cut through most of the noise:

  • Do you want the work done, or organised? Only the AI-native platforms (Letted, and in part Latch) actually perform the admin. Everything else is a better filing cabinet — valuable, but different.
  • What's your portfolio shape? Mostly HMOs → look at COHO. One to thirty mixed properties you self-manage → Letted. Running an agency with multiple landlords → Letted's agency mode (multi-landlord portfolios, role-based team access), with Arthur Online as the traditional human-operated alternative.
  • Is tax your real problem? Then start with Landlord Studio or Hammock — and note they pair well with a management platform rather than replacing one.
